Can i sue for fraud when a seller misrepresents the house?

i was told that the staute of limatations started at discovery of the problem in ky, they said if a resonable person cant see the problem, and finds it thru a problem being discovered, then fraud was committed by the seller and we could sue him for damages, what do you all think
